Analysis: How feasible is Kurti's promise of 4,000 social housing units?

Having a roof over your head is a big challenge for many families in Kosovo. This problem even affects many of those who have a job and a salary, but because of the high prices of housing, they are not able to provide enough money to buy one.

To solve this problem, Albin Kurti promised that only during the first mandate they will build 4,000 apartments that will be offered at affordable prices to all those who need them.

But how much would it cost to realize this promise?

For this calculation, the price of the land will not be included, considering that all municipalities own land that they could share for this category of housing.

Construction price per square meter - If we take current market prices as a basis, the construction of one square meter for housing costs 200 to 300 euros. Considering the amount of construction, it can be said with high certainty that the price of these apartments would not exceed 250 euros per square meter.

The average size of an apartment - If we compare the size of an apartment with a living room and two bedrooms, including common spaces (corridors, stairs), then it turns out that the average square meters for an apartment should be about 80 meters.

Based on the figures above, it appears that for the construction of 4,000 apartments, with an average area of ​​80 square meters, and with a cost of 250 euros per meter, 80 million euros would be needed.

Is this feasible?

If the sum of 80 million euros is divided over four years, which is one term, it seems that a government led by the Vetëvendosje Movement would have to allocate about 20 million euros per year. Such an amount could be included in the budget without having any major impact. This could even be covered by the savings from luxury spending each year alone.

Ultimately, the answer is that Albin Kurti's promise is easily achievable within one mandate.
